Who this service is for
Omaha homeowners and small commercial property managers with broom-finished, stamped, or aggregate-exposed concrete driveways, patios, pool decks, and walkways that are starting to absorb water, spall at the surface, or darken with oil. Concrete sealing is also a smart move before winter for any slab within five years of install. Once salt starts its work, sealing buys you years of extra service life.
Our proven install process
On-site inspection
We confirm the slab is ready for sealer: age, moisture, prior coatings. You receive a same-day written quote.
Cleaning and prep
We pressure-wash the surface, degrease oil spots, and blow or sweep expansion joints clear.
Crack and joint attention
Hairline cracks get a flexible filler; expansion joints are left open so the slab can move naturally.
Sealer application
We apply the sealer with the right coverage rate for your slab, not the minimum on the bucket.
Cure and care sheet
Light foot traffic in 24 hours, vehicle traffic in 48 to 72 hours, full chemical resistance by day seven.
What affects the price
Concrete sealing is sold by the square foot, with a small minimum for travel. Four main factors move the number within that range:
Surface area and accessibility
A standard two-car driveway in the Omaha metro is about 600 to 800 square feet. Sloped or curved driveways take more material and time.
Concrete age and condition
Brand-new concrete needs a 28-day cure before sealing. Older slabs may need a degreaser pass or crack fill first.
Sealer type
Penetrating silane/siloxane sealers protect below the surface. Acrylic sealers add a topical sheen. We default to penetrating for Nebraska winters.
Surface prep
Driveways with prior sealer failure, paint, or mastic need stripping before a new sealer can bond.
A typical 700 square foot Omaha driveway with broom-finished concrete in good condition is a common project for us. We firm the number up to the dollar in your written quote after the walkthrough, so there are no surprises.
Curing, warranty & coverage
Curing & Use
Light foot traffic in 24 hours and vehicle traffic in 48 to 72 hours. The sealer keeps reacting for the first week, so we ask you to keep heavy chemicals and pressure washers off until day seven.
Warranty & Lifespan
The same 2-year workmanship warranty as our coatings. Re-sealing is recommended every 3 to 5 years for typical driveways and every 2 to 3 years for pool decks or heavily salt-exposed surfaces.
Where We Work
Part of our regular rotation across Omaha, Bellevue, Papillion, La Vista, Elkhorn, Gretna, Millard, and Council Bluffs. Most driveway jobs fit inside a one-day window.
